Core Mail Pack (Annual): A convenient, fixed-price bundle for all required annual mailings, including the First Election Notice, Second Election Notice & Ballot Package, and the Budget Meeting Notice. The price is based on your association’s size:

All Other Statutory Mailings: For mailings not covered in the Core Mail Pack (e.g., Special Assessments, Rule Changes), the cost is $0.99 per single-page mailing, plus $0.25 per additional page, with a $0.25 per-unit handling fee.
Extra Site Walk (1 hr): $75
On-Site Office Hours (4-hr block): $300

Capital Improvement & Major Project Oversight
Successfully managing a major capital project requires specialized expertise. Our dedicated project oversight service ensures your association’s investment is protected from start to finish. Our fees are structured to provide maximum value and transparency.
Project Tier 1 (Cost: $3,001 – $20,000) Fee: 8% of Total Project Cost Includes vendor sourcing & bidding, contract review, scheduling, and regular communication with the board.
Project Tier 2 (Cost: Over $20,000) Fee: 5% of Total Project Cost Includes all Tier 1 services plus formal RFP management, detailed contract administration, coordination of required engineering or architectural reviews, and proactive owner communication campaigns for large-scale projects like roofing, concrete restoration, and milestone inspections.
Milestone/SIRS Coordination (Non-Engineering): $75/hr
Unincorporated Areas Coverage: Boulevard Gardens, Broadview Park, Roosevelt Gardens, Franklin Park, Hillsboro Pines, Hillsboro Ranches, Sunshine Ranches, Country Club, Pine Island Ridge
